Terms & conditions

The lease will be governed by the following agreements:

1- The contract is concluded for the period of your choice via our calendar or email.
2- The total agreed fee is:

€ 3.000,00 for very low season
€ 3.500,00 for low season,
€ 4.000,00 for mid-season,
€ 4.700,00 for the medium/high season,
€ 7.000,00 for high season,
€ 8.500,00 for high season

For each season it is necessary to add € 500.00 for the final cleaning of the house.
3- The weekly rental starts from Saturday to Saturday in the medium, high and very high season and the swimming pool will remain open.
In the very low season and low season, the rental starts from a minimum of 3 nights and the swimming pool will be closed.
4- Check-in will be available from 16:00 until 20:00.
Check-out will be available from 8:00 to 10:00.
5- It is forbidden to smoke inside the structure and please do not leave dirt in the garden and inside the house. If you have pets, you must notify this.
6- The property must be used exclusively for tourism purposes and together with the tenant they will be hosted in structure a maximum number of 24 people and any minors will be under the supervision and protection of the tenant.
7- The property will be delivered fully furnished and with linen included.
8- The tenant may not sublease or loan, in whole or in part, the real estate unit, under penalty of termination of the contract by law.
9- The possible rental deposit is 50% of the total and the tenant undertakes to pay by online payment through our website or by bank transfer through our e-mail.
In case of cancellation, the tenant must send the signed cancellation letter by e-mail, specifying name, surname, period and reason for cancellation.
Upon receipt of the communication, the landlord will promptly rent the property in question in order to return the penitential deposit received which will not be returned if the property should remain vacant or the price should be reduced.
10- Payment of the remaining 50% must be made three days before your arrival.
11- The tenant must notify the owner or whoever takes his place of any defects in the property and furniture within twenty-four hours from the delivery of the property keys.
12- The following expenses are included in the agreed fee: consumption and cleaning.
13- The tenant will deliver at the time of check-in a deposit of € 1000.00 in cash and in case of damage the property will be deducted the amounts necessary for the entire repair, if any breakdowns exceed the figure of the deposit the tenant is obliged to pay the difference necessary to repair the entire damage.
14- The lessor may opt, in the tax return, for the regime of the “Cedolare Secca” pursuant to art. 3, Legislative Decree
1.23/2011, in this case with the signing of this contract, the tenant considers himself explicitly informed.
15- The tenant accepts the rules of the structure.
